4. Employment & Income Verification: We require verifiable income of at least 3x the monthly rent, confirmed through pay stubs, tax returns, and employer contact.
5. Previous Landlord References: We speak directly with past managers to understand the applicant’s behavior, cleanliness, and lease compliance.
6. Rental History Verification: Confirming that the applicant has a stable history of residency.
7. Identity Verification: Ensuring that the applicant is who they say they are through official government-issued ID checks.
8. Pet Screening (If Applicable): Assessing the risk and behavior of any pets that will be residing in the home.
9. Public Records Search: Checking for judgments, liens, or other legal issues that could impact their ability to pay rent.
